The same order of work on every house

  1. Week 1, survey and measure the plot

    We come with a tape, a water level and a hand auger. What you get is a site drawing and soil notes, not just photographs.

  2. Weeks 2 to 6, design and working drawings

    Three design meetings, then a full set of working drawings: plans, elevations, sections, details, structure and services.

  3. Week 7, the open budget

    Every item is written with its quantity and unit price. You may buy materials yourself, and we take them off the total.

  4. Month 3, foundations and ground beams

    Stone or pad foundations, as the soil test says. Every trench is photographed before it is backfilled.

  5. Months 4 to 8, structure, walls and roof

    Columns and beams in ready mixed concrete, walls in red brick from Pakisaji, and a light steel roof frame.

  6. Months 9 to 11, finishes and handover

    Floors, frames, paint and services. Handover runs through a 140 point checklist, and then the ten year structural warranty starts.

Why one contract for drawing and building

In Malang a house is usually drawn by one person and built by another. Every time the drawing and the site disagree, the owner is the one who mediates and pays the difference.

At Tapak, the architect who drew your plan visits the site twice a week, and the foreman who builds it sits in the design meetings from the second week. When something cannot be built as drawn, we change the drawing; you do not carry the cost.

What we do not take on: houses outside Greater Malang, and projects that want to start building before the working drawings are finished.
